DEPOSIT AND PAYMENTS: We collect $59.00 at the time of your booking which buys $1,000.00 worth of Damage Protection. We do offer higher coverage, if interested please ask your booking agent. We get Fifty percent (50%) of your Quoted reservation amount is due within 24 hour of your reservation. The total amount is due 60 days prior to your check in date. If you have a credit card on file it will be charged automatically unless other payment arrangements are made. Please review your reservation and make sure all the information including check in and check out dates are correct.
PROPERTY PROTECTION PROGRAM: Our properties and their contents are valuable and reasonable care should be taken with them during their rental. Our company, including the participating rental property homeowners we represent (“we”, “our”, “us”), is an additionally-insured participant in a Property Protection Program that reimburses certain costs for unintentional accidental damage to our properties during their rental occupancy. With our participation in this Program, except in certain circumstances, we may not collect and hold refundable pet, damage, or security deposits. We charge renters a non-refundable administrative fee to defer our costs for Program participation. If, during a renter’s occupancy, the renter or
a member of renter’s party or renter’s guest causes any damage to real or personal property of our rental property as a result of unintentional accidental acts or omissions, the renter must notify our property management office at that time, and before check-out. For rentals that exceed the coverage limits of the Program, we may collect a supplementary refundable (net of any damage reimbursement) security deposit from renter upon check-in. Renter is liable to us for any damages caused by the renter or a member of renter’s party or renter’s guest that are not reimbursed to us or exceed the maximum per-incident limit of our coverage, and the credit card on file and/or any collected security deposit will be charged. If the renter wishes to pay a refundable (net of any damage reimbursement) damage security deposit, renter must notify us before check-in. Special or large event and/or pet deposits may be charged in certain situations.
LATE ARRIVAL FEE: Arrivals after 7:00 p.m. that are needing picked up are considered a late arrival and will be charged a fee of $100.00 for this service.
PREFERRED METHOD OF PAYMENT: Electronic Checks. There is a $50 charge for all returned checks plus the cost of collection.

CANCELLATION: Once the reservation is completed and the deposit has been paid. If cancellation notification is received more than 60 days prior to occupancy, then 50% of the initial deposit will be refunded. If the cancellation notification is received less than 60 days prior to occupancy then there will be no refund of any amounts. NOTE: Once you have paid your deposit you have agreed to these terms. We do offer travel insurance and highly suggest that you purchase it so that you are covered in case you need to cancel.

This plan provides insurance coverage that only applies during
the covered trip. You may have coverage from other sources
that provides you with similar benefits but may be subject to
different restrictions depending upon your other coverages. You
may wish to compare the terms of this policy with your existing
life, health, home, and automobile insurance policies. If you
have any questions about your current coverage, call your
insurer or insurance agent or broker.
(i) That purchasing travel insurance is not required in order to purchase any other product or service offered by the
(ii) If not individually licensed, that the travel retailer’s employee is not qualified or authorized to:
(a.) Answer technical questions about the benefits, exclusions, and conditions of any of the insurance offered by
the travel retailer.
(b.) Evaluate the adequacy of the prospective insured’s existing insurance coverage.
RATES: Rates, terms and applicable taxes are subject to change without notice. We reserve the right to move Guests up to 30 days in advance to a comparable property or refund the Guest the amount paid if there is a problem and the property they reserved will not be available for their dates.
DAMAGE TO GUEST'S PROPERTY: Guest assumes sole risk and responsibility for all loss, damage and injury to their own property occasioned by fire, theft, water , storm damages, other elements or any other cause whatsoever, save for Owner's gross negligence.
CHECK IN AND CHECK OUT: The rental period begins at 4:00 p.m. on the day of arrival and terminates at 10:00 a.m. on the day of departure, unless prior arrangements have been made in writing. The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. Occasionally delays may occur during peak season.
DAMAGE AND CLEANING ISSUES: Any damage or cleaning issues noticed upon arrival should be reported to the owner immediately. All general maintenance issues should also be reported so the unit can be kept in good repair. You will not incur any additional charges if the following items are adhered to:
No damage is done to the unit or its content including the linens.
No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.)
All debris, garbage and discards are placed in proper containers.
All soiled dishes are placed in the dishwasher.
There was no exceeding the maximum occupancy of the unit.
There was no smoking or evidence of smoking in a designated non-smoking unit.
Unit is left in a clean, sanitary and safe condition.
There are no pets unless approved by Owner prior to this rental. The unit will show no sign of pet damage or excessive cleaning if pet is allowed. All pets must be treated for fleas and ticks before arrival. Pets are not allowed on the furniture and all pet hair must be cleaned up before leaving.
If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible. We make every effort to keep all properties in good working order. Should a problem remain unresolved, you are required to notify us in writing within 7 days of your return. No action can be taken or liability accepted for any complaints received after this period. We aim to resolve complaints within a two month period from receipt, the details of which will be kept confidential to only the parties involved. Please note that as Puerto Rico is a tropical location, insects such as ants, mosquito's, roaches, and the like are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest and termite control program, and is cleaned after each rental.
NO SMOKING: Smoking is not allowed in any of our units. Smoking is not allowed outside by any open window/door. Smoking is permitted on balconies as long as the doors and windows are closed.
SEVERE WEATHER: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest taking out our Vacation Travel Insurance during the hurricane seasons.
PET POLICIES: (Allowed in Pet Friendly Units Only): There is a minimum of two pets per guest allowed in each unit. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag if staying in a Pet Friendly Unit. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $150 fee will be charged if there is any report of pet hair on bedding and sofas. Guest pets must be leashed at all times when outside of the unit and under no circumstances are Guest pets allowed on the beach. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. Guest pet policies and unit availability are subject to change per county and association rules and regulations at any time.
COMMUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
GUEST assures us that the tenants will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
GUEST agrees to indemnify and save our company harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by Guests, their family, friends, relatives, invitees, visitors, agents or servants (Guest's Party) or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control.
BRAVOS BOYZ cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property and especially around the pool areas if one is on the property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.
POOL WAIVER : Guests are renting the property in full knowledge that there is a pool (for those properties which are applicable), which is an integral part of the property. Due to the fact that the pool is not fenced and there is no lifeguard, it can pose a hazard to all persons who might enter therein intentionally and especially in the case of very young children. The only way to prohibit a person from entering said pool is by physically preventing such persons from doing so. Therefore, an Adult must supervise all children at all times. Guests and their guests swim at their own risk and they accept complete responsibility and liability for any harm and agree not to attempt to establish a claim against the owners or their agents or hold them responsible unless it can be shown that the harm is attributable to the gross or willful negligence of the owners or their agents.
OWNERS RIGHT OF ENTRY: Owners or Owner's Agent may enter the premises at reasonable times and with reasonable notice to Guest in order to protect, inspect, show or make repairs on the premises.
CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, that an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: unauthorized long distance telephone and satellite TV charges; excessive cleaning fees; damages beyond normal wear and tear and un-returned keys. All charges not covered under the Damage Protection Insurance may be included.
Once you book, all agreements of rental policy are enforced. You understand by booking your selected property, that you have agreed to follow the outlined terms and conditions. All rates subject to change before you have officially booked.
